Trust and Accuracy
Our trust contract
FYSH works because buyers, vendors and FYSH each know what they are responsible for. This page sets out those responsibilities in plain language, and explains where FYSH sits in UK law. Every vendor agrees to it when they list a property.

1. Where FYSH sits
FYSH provides an online advertising and connection service for private residential property sales in England and Wales. In law FYSH acts as an intermediary that hosts listings created by vendors. FYSH is not a party to any sale, and is not an estate agent acting on your behalf, a surveyor, a valuer, a conveyancer, a solicitor or a financial adviser.
The content of a listing is supplied by the vendor. It is information published by that seller, not a representation by FYSH. Sellers remain bound by the law that applies to describing property for sale, including the Consumer Protection from Unfair Trading Regulations 2008, which prohibit false or misleading information.
2. What FYSH does
- Provides the platform where vendors publish listings and buyers discover them.
- Sets clear rules and Terms that every vendor accepts before listing.
- Operates account, sign up and anti abuse controls to deter misuse.
- Gives every visitor a simple way to report a concern about any listing.
- Reviews valid reports and acts on them, which can include removing a listing or suspending an account.
- Protects personal data in line with UK data protection law.
3. What FYSH does not do
So there is no doubt, FYSH does not do any of the following.
- Visit, inspect, survey, measure or value any property.
- Verify a vendor's asking price, tenure, boundaries, measurements, condition, history or photographs.
- Confirm that a vendor has the right to sell, beyond the warranties the vendor gives us.
- Endorse any listing, or guarantee that it is true, accurate or complete.
- Act as a party to the sale, or provide survey, legal, mortgage or financial advice.
FYSH does not vet vendor properties or endorse their listings as true and accurate. If you have any cause for concern about the details provided, please report it using the Report a concern button on the listing.
4. Vendor responsibilities, the trust contract
When a vendor lists a property on FYSH they agree to the following. This is the trust contract vendors sign up to, and it forms part of our Terms of Service.
- Give accurate, truthful information that is not misleading, including price, description, tenure, number of bedrooms, condition and photographs.
- List only a property they own or are legally entitled to advertise.
- Keep the listing current, and update or remove it when anything material changes or the property sells.
- Comply with the Consumer Protection from Unfair Trading Regulations 2008 and all other applicable law.
- Respond honestly to reasonable questions from interested buyers.
5. Buyer responsibilities
A listing is a starting point, not a substitute for your own checks. Before you commit to a purchase you should do the following.
- Carry out your own due diligence on the property and the seller.
- Commission an independent survey appropriate to the property.
- Instruct a solicitor or licensed conveyancer to carry out legal checks and searches.
- Confirm tenure, boundaries, measurements and any other detail that matters to you.
- Never rely on the listing alone when deciding whether to buy or what to pay.
6. Our responsibilities to you
- Run the platform fairly, securely and transparently.
- Apply our rules consistently to vendors and buyers alike.
- Act promptly and proportionately on valid reports of concern.
- Handle your personal data lawfully and keep it secure.
- Be clear about what FYSH is, and what it is not.
7. Reporting a concern
If something in a listing looks wrong, misleading or unlawful, tell us. Every listing carries a Report a concern button, and you can also reach us at [email protected]. We review every report and act where our rules or the law require it.
8. This is not legal advice
This page is a plain summary to help you understand how FYSH works and who is responsible for what. It does not change our Terms of Service, which govern your use of the platform, and it is not legal advice. For your own position you should take independent professional advice. FYSH operates under the law of England and Wales.
