The pilot

What the pilot is, what it costs, and what happens to your data.

What details will be visible on the internet?

Only the property listing details you select/add will be visible and searchable. Your contact details remain secure.

What does it mean that FYSH is in pilot?

The pilot is a period of time during which we are running the listing builder demo for anyone to try its features without providing any login details. The functionality and features can be proven in real use, and your time in the pilot helps shape what launches.

Read the pilot information
Does the pilot cost anything?

No. During the pilot every feature and service is free of charge, including the vendor features that will later use credits.

How do i know what is fictious and what is real in the pilot?

The demo listing builder is engineered to only enable sample listing details and is not part of the live listing process. Users can safely experience the listing features without providing any personal information. Whatever you create must still meet the relevant aspects of our terms and conditions.

How many credits do I get as a pilot vendor?

Credits are not required to use the demo.

Will my pilot data be kept?

No. Only users with active accounts will keep their data. The pilot demo uses a different account.

How will I know when FYSH goes live?

Leave your name and email on the pilot information page and we will let you know the moment FYSH opens officially to the public.

Selling on FYSH

Who can list, what it costs, and how private selling works.

Can I sell my house without an estate agent in the UK?

Yes. In England and Wales you can legally market and sell your home yourself without an estate agent. You advertise the property, deal with buyer enquiries, agree a price, and instruct a conveyancer to handle the legal transfer. FYSH gives you the listing, enquiry and structured-offer tools to do this with no agent and no commission.

Who can list a property on FYSH?

Any individual with the legal right to sell the property they are listing. This includes owner-occupiers, joint owners (with all parties' consent), executors of an estate, trustees, and solicitors acting under proper authority. By listing on FYSH you confirm you hold that right.

Is it legal to sell my own home in England and Wales?

Yes. There is no legal requirement to use an estate agent. You must, however, provide accurate material information about the property and hold a valid Energy Performance Certificate before marketing. FYSH guides you through the required listing information before you publish.

How long does it take to list on FYSH, and what does it cost?

You can create and publish a listing the same day — add photos and the property facts in the vendor workbench, confirm the listing criteria, and go live. Listing is free with no commission; some optional features, such as unlocking an expression of interest or booking a featured homepage slot, use message credits.

Advertise your property
Can I list a property that is also with an estate agent?

That depends on the terms of your agency agreement. Some sole-agency contracts prohibit you from marketing the property independently. If you are under a sole-agency or sole-selling-rights agreement, check your contract before listing on FYSH. Multi-agency agreements or agreements that have expired do not restrict you from listing privately.

Buying on FYSH

Searching, enquiring, and what to expect as a buyer.

Can you inform me when a property of interest to me is listed?

Yes. You can create a property preference notification in your account workspace. You can configure what you are looking for and how often you want to be informed.

Log in as a buyer
How do I buy a house without an estate agent?

You deal directly with the person selling. On FYSH you browse listings, send an expression of interest to the vendor, and once they unlock it, message them directly and exchange offers through the Private Offer Tracker tool. You still instruct your own conveyancer for the legal work, but there is no agent in between.

Read the buyer guide
Is FYSH free for buyers to use?

Yes. Browsing, searching, saving favourites, setting property alerts and sending expressions of interest are always free for buyers. You never pay commission to FYSH.

What does "Sold STC" mean?

Sold Subject to Contract means a sale has been agreed but contracts have not yet been exchanged, so it is not legally binding. Until exchange, either side can still withdraw.

Should I get a mortgage agreement in principle before offering?

It is strongly recommended. An agreement in principle is a lender's written indication of how much it may lend you, and it shows a vendor you are a serious, credible buyer when you make an offer.

What is the difference between freehold and leasehold?

Freehold means you own the property and the land it stands on outright. Leasehold means you own the right to live in the property for a fixed number of years under a lease, while someone else owns the freehold — common for flats.

Privacy and enquiries

How your address is protected and how enquiries reach you.

Is my address shown publicly?

No. FYSH protects vendor privacy by displaying an approximate location (within 100 metres of the actual address) to unregistered visitors and registered buyers who have not yet submitted an expression of interest. Your full address is only shared with a buyer once they have formally registered their interest and you have chosen to proceed with them.

How do expressions of interest work?

Registered buyers can submit an expression of interest on any active listing. You receive a notification, can read the buyer's message, and decide whether to respond. There is no obligation to respond to every enquiry. All communication stays within the FYSH platform, keeping your personal contact details private unless you choose to share them.

Handling expressions of interest

Offers and the Private Offer Tracker

Making and exchanging offers directly with the other party.

How do I make an offer on a FYSH property?

Send an expression of interest to the vendor. When they unlock it, a private message thread opens between you. The vendor can then start a Private Offer Tracker session, where you both make structured, timestamped offers and counter-offers until you reach an agreed price.

How the Private Offer Tracker works
How do buyers make offers to me as a vendor?

A buyer first sends an expression of interest, which you unlock to reveal their details and open a private message thread. From there you can use the Private Offer Tracker tool to exchange structured, timestamped offers and counter-offers, with a full audit trail of the exchange.

When does a property purchase become legally binding?

At exchange of contracts. Before exchange, either party can withdraw; at exchange, signed contracts are swapped, a completion date is set, and the sale becomes binding on both sides.

Costs, credits and featured

Credits, featured homepage slots, and what you can save.

What's the catch!

There's no catch. This is a legitimate and genuine offering priced to reflect on the nations appetite for an authentic value for money service, in an industry known for its sales based commission. FYSH has been designed to minimise its operating overheads, without compromise on function and features. My credit pricing strategy is grounded by my initial idea and principles - I just want to give people a break from £000's vendors lose on a sale.

How much can I save by selling privately?

High-street agents typically charge 1% to 1.5% plus VAT of the sale price. On a £350,000 home that is roughly £4,200 to £6,300. Selling privately on FYSH removes that commission entirely — you still pay for conveyancing, which you would pay with an agent too, so the saving is close to the full agent fee.

Visit the savings calculator
How do featured slots work?

Vendors may choose to promote their listing in one of 12 featured slots provided on the homepage. Each slot runs for 7 days (Friday to Thursday) and costs 3 credits to implement. Visit your workbench to schedule a slot.

Using credits
What happens to my featured slot if I withdraw my listing?

If you withdraw a listing that has an active featured booking but has not yet commenced, the booking is cancelled and its credits are automatically refunded to your account. You can use those credits on a future listing. If the schedule has already commenced, you may withdraw your listing from the featured slot, but the credits will not be refunded.

Private sale vs estate agent

How private selling compares with a traditional agent.

Is FYSH an estate agent?

No. FYSH is not an estate agent. It is an online advertising platform that lets private sellers list their own property and lets buyers contact them directly. FYSH never acts on anyone’s instructions to sell, takes no commission, holds no money, and does not value, negotiate or advise. Its one charge is a flat fee to open a buyer enquiry, paid whether or not a sale ever happens, so it has no stake in any outcome. That places FYSH within the advertising exemption under the Estate Agents Act 1979, as a portal that only publishes listings and connects the two sides.

Is it cheaper to sell a house without an estate agent?

Usually, yes. Estate agents charge commission of roughly 1%–3% of the sale price plus VAT — about £4,200–£10,500 on a £350,000 home. Selling privately on FYSH is commission-free, so you keep that amount; you still pay for conveyancing, which you would pay with an agent too. This is general information, not financial advice.

Is selling privately harder than using an estate agent?

It asks more of you — you write the listing, handle enquiries and negotiate offers yourself — but FYSH does the heavy lifting: guided listing creation, buyer expressions of interest, and the Private Offer Tracker tool for structured offers. If you want a fully hands-off sale, an agent may still suit you better.

Will my home get less exposure without an estate agent?

It is different exposure. Major portals such as Rightmove and Zoopla generally only accept listings from member agents, so a private seller cannot list there directly. FYSH instead reaches buyers who search the platform and who have set property alerts matching your home, connecting them to you directly.

Can I try a private sale and still use an estate agent later?

Generally yes, provided you are not tied into a sole-agency or sole-selling-rights contract with an agent for that period. Always check the terms of any existing agency agreement before listing elsewhere to avoid owing a fee.
