Why sell with FYSH

Built for private sellers

Estate agents charge 1–3% of your sale price. On a £400,000 home that is up to £12,000. FYSH gives you the same buyer reach at a fraction of the cost.

Legal right to sell

FYSH is exclusively for vendors with the legal right to sell the property they list — owner-occupiers, executors, trustees, and authorised solicitors. Every listing is a legitimate instruction.

Direct to serious buyers

Buyers on FYSH submit expressions of interest directly to you. No intermediary, no delay. You decide when to respond, share your address, and progress the conversation on your timeline.

Complete listing tools

Upload photos, write your description, set your price, add floor area, tenure, and amenity features. Your listing appears on our map search and browse pages from the moment you publish.

Full privacy control

Your exact address is never shown publicly. FYSH displays an approximate location (within 100 metres) until a buyer registers a formal expression of interest — protecting your privacy throughout the marketing phase.

Manage on your schedule

Pause, edit, or withdraw your listing at any time. FYSH does not lock you in. Your listing is live for as long as you choose and removed the moment you decide to take it down.

Transparent pricing

Listing your property is free. Optional promotional credits give your listing premium visibility — homepage carousel placement, higher search ranking, and featured badges across the platform.

Respond to expressions of interest

Use the Negotiation Pathway

Parties may use our personalised offer-broker app to exchange offers and responses in a secure chat messaging style environment. Each negotiation is recorded as an encrypted audit trail evidenced with date/time stamps for each back and forth response.
The vendor intiates the broker. Offers are not legally binding. See our T&C's.

Questions

Frequently asked

Do I need a solicitor to use FYSH?

FYSH is a marketing platform, not a conveyancing service. We facilitate the connection between vendor and buyer. You will need a solicitor to handle the legal transfer of ownership, just as you would with any property sale. We strongly recommend instructing a solicitor before or shortly after accepting an offer.

Who can list a property on FYSH?

Any individual with the legal right to sell the property they are listing. This includes owner-occupiers, joint owners (with all parties' consent), executors of an estate, trustees, and solicitors acting under proper authority. By listing on FYSH you confirm you hold that right.

Is my address shown publicly?

No. FYSH protects vendor privacy by displaying an approximate location (within 100 metres of the actual address) to unregistered visitors and registered buyers who have not yet submitted an expression of interest. Your full address is only shared with a buyer once they have formally registered their interest and you have chosen to proceed with them.

How do expressions of interest work?

Registered buyers can submit an expression of interest on any active listing. You receive a notification, can read the buyer's message, and decide whether to respond. There is no obligation to respond to every enquiry. All communication stays within the FYSH platform, keeping your personal contact details private unless you choose to share them.

How do featured slots work?

Vendors may choose to promote their listing in one of 12 featured slots provided in the homepage. Each slot runs for 7 days (friday-Thursday) and costs 3 credits to implement. Visit your workbench to schedule a lot.

What happens to my featured slot if I withdraw my listing?

If you withdraw a listing that has an active featured booking but has not yet commenced, the booking is cancelled and its credit is automatically refunded to your account. You can use those credits on a future listing. If however the schedule has commenced, you may withdraw your listing from the feature slot, however the credits will not be refunded.

Can I list a property that is also with an estate agent?

That depends on the terms of your agency agreement. Some sole-agency contracts prohibit you from marketing the property independently. If you are under a sole-agency or sole-selling-rights agreement, check your contract before listing on FYSH. Multi-agency agreements or agreements that have expired do not restrict you from listing privately.

Does FYSH provide an EPC or valuation?

No. A valid Energy Performance Certificate (EPC) is a legal requirement for most residential properties marketed for sale in England and Wales. You must obtain an EPC from an accredited assessor before your listing is published. FYSH does not provide valuations — we recommend obtaining an independent valuation before setting your asking price.
